REGINA VETERINARY Experts on the REGINA DIRECTORY share a Trusted Tip on your Dog and the cold

Here we share a helpful Trusted Tip on the REGINA DIRECTORY about Cold weather and your pets

With recent dips in the outdoor temperature, your dog will need a little special attention to stay happy, warm and safe this winter.

Here are a few tips to help your dog during the cold months ahead:

- Ensure that your dog is or becomes acclimatized to the cold temperatures; frequent exposure to the outdoor temperature is recommended versus sporadic exposure.

- Check between your dog’s paws frequently since ice, snow and road salt often cause irritation and frostbite.

- Frostbite signs: pale, glossy or white skin on extremities such as ears, tails and footpads. You may need to limit your time outside depending on the temperature and breed of dog (varying haircoats result in different abilities to withstand temperatures).

- Consider dog specific clothing, such as boots and sweaters especially for shorthaired breeds.

- Antifreeze and its sweet taste is often appealing to dogs. Keep containers safely placed away and check your vehicle often for leaks.

While Bergens Auto Body Regina appreciate your business, we know it's never fun to get into a collision in the first place. So here are some great Smart Driving tips to help you get to where you're going safely.

•Stay out of the way. Give aggressive drivers plenty of room to get around you.

•Drive defensively. Do not assume other drivers will follow traffic rules.

•Do not insist on your right-of-way if another driver is challenging you.

•Give a tailgater an opportunity to pass you by changing lanes.

•Be alert to those who are putting on makeup, talking on car phones, reading, eating or otherwise not paying attention to driving.

•Give cars room to merge ahead of you.

•Follow these tips to avoid rude or aggressive driving tendencies yourself.

•Don't make eye contact with an aggressive driver.

•Don't use obscene gestures.

•Use your horn sparingly.

•Don't block the passing lane.

•Don't switch lanes without signaling.

•Avoid blocking the right-hand turn lane.

•Do not tailgate.

•Don't get distracted by the car phone.

•Don't play the radio excessively loudly.

•Allow plenty of time for your trip.

•Driving is transportation, not competition. Want to compete? Find a racetrack.

•Be courteous, even when other drivers are not. Retaliating won't get you where you're going any sooner. Don't assume the other driver is out to antagonize you; he or she may just be in a hurry, too.

•It's not your job to teach others to drive. If, for example, you block a speeding car to slow it down, you might be inviting trouble. Leave law enforcement to the police.

•Make time good instead of making good time. If it takes 25 minutes to get to work, why leave yourself only 15? Leave earlier and don't play beat the clock. If driving makes you impatient, play music or listen to a book on tape to pass the time.

Bergen's GUARANTEE that you will be treated to both friendly service and quality workmanship....and after speaking to their clients we can definitely say that they do all they claim and all in a style all of their own!

Trusted Regina Realtor and Regina Real Estate Expert shares a Tip on choosing the right Realtor for you

In today's competitive real estate market, timing is everything. Many good homes are sold before they are ever advertised. Whether you are buying or selling a home, hire a Trusted Realtor, who wants to earn your business, and works hard to get you results!

Regina Real Estate Tip

Hire the Right Agent, For the Right Reasons: 8 Questions to Ask

Finding a Regina real estate agent who is right for you requires doing a little homework, and asking the right questions. Choosing an agent is a decision that could ultimately cost or save you thousands of dollars. Keep in mind the individual you choose will be handling almost every maneuver in the biggest financial investment of your life. Experience, interests, and expertise vary from agent to agent, so you should be asking very specific questions in order to align your own needs with the abilities of an appropriate representative. Use the following list of questions as a guide to finding the agent that is right for you:

1. How long have you been involved in residential real estate in this area?

If the agent hasn’t been connected to the residential real estate market for several years, s/he will be out of touch with the cyclical nature of the current market. Your agent must be familiar with trends of the local market and have an eye for the ways in which it will change. This knowledge could mean the difference of thousands of dollars in the long-run.

2. What is your marketing strategy for my home?

A realtor should be able to lay out for you, in detail, a marketing plan to sell your home. Examine this plan carefully. How much money does the realtor allot to advertising? What type of media does s/he use? S/he should be able to demonstrate the effectiveness of one form of media over another, explaining why his/her particular marketing strategy will sell your home faster and for top dollar. The realtor should employ current, innovative marketing techniques that indicate creativity and a willingness to market outside of the box. Stay away from realtors who rely on traditional, dated forms of advertising. They simply won’t work in the current real estate market.

3. How do you support a buyer throughout the process?

A realtor should be able to indicate how s/he will support you through each step of the home-buying or selling process, offering you a unique system to suit your needs and goals. Also, ask if a specialist will be available at each level of the sale. Your realtor should always be on hand to answer questions, but the specific resources of an expert can be invaluable during different stages of the process.

4. What other properties has your company sold in my area?

The realtor should be able to provide you with a complete, detailed listing of their own sales in your area, as well as other comparable sales. You should get a clear idea of what you might be able to expect both from the realtor and from the current market.

5. What is your experience with financing options?

How would you suggest I approach my own financing plan? Each buyer requires a different financing strategy. A realtor should be able to suggest a plan catered specifically to your financial background and needs. Don’t just depend on your lender for information and guidance on financing a new home. Let your agent lead the way.

6. On average, how close is the selling price of your listings to their asking price, and how long do they take to sell?

You can contact the Real Estate Board to obtain information on the selling record of an agent. The Board also has statistics on a broader scale, so you can see whether an agent’s selling performance is higher or lower than the board average, and whether s/he tends to sell faster or slower than the board average. Placing the realtor’s performance on a scale will help you get an idea of how much you might expect your home to sell for, and how long it might take to sell.

7. What is your philosophy/method of negotiation and how will you apply it when selling my home?

Your realtor should be able to articulate effective and informed negotiation tactics that demonstrate a commitment to securing the best price for you.

8. Do you have a reference list of clients I could contact?

Do some homework! Choose a few names on the list and call them. The stories of others who have gone through the home-selling process can be a valuable source of information. (As a Trusted Regina Realtor I submitted 25 clients details who were called by Trusted and my references were checked as part of the Trusted verification process)

How is financial planning like bicycle racing?

I follow bicycle racing pretty closely and one of the first things that surprised me was how much of a team sport it is. Every team goes into it with a strategy, there are support racers who bring water and food up to the racer they are trying to see win, these same guys cut the wind and allow the eventual winner to 'draft' off of them.

This got me thinking about financial planning. While some investors try to 'go it alone,' wise people engage the skills and knowledge of people around them. In the same way that a team will have a strategy, I have a plan with my clients based on goals and time frames that they provide. I think information is like food and water; if you have it, it will sustain you even when the going gets tough. And the more sources for these things you have the better. I notice that many times I have access to more of it than just the newspaper and business channels. And then there's drafting. If you can be behind someone with access to more information and an ability to stick to the plan, it can make the going way easier. The last thing I noticed is that when a team racer wins, everyone on that team celebrates. Sometimes you'll see someone crossing the finish line with their arms raised in victory 20, 30 places behind the leader. Then you notice their jersey and realise that a team win is for everyone.

Trusted Regina Decorating expert provide a Trusted Tip on Color Palettes

Trusted Regina Interior decorating ideas!

There are a number of colour palettes that harmonize beautifully with every type of interior design. These classics have remained current despite the passage of time and trends, easily adapting to changes in style and furnishings. Follow these simple guidelines to choose a palette that will remain in tune with your own evolving home decor.

Rule 1: Limit your palette to a maximum of three or four colours for your entire home. Remember that these shades will govern the majority of your colour choices. You can also apply several hues of the selected palette, but try to stay as close as possible to your original choices.

Rule 2: The chosen colours should blend harmoniously when placed next to each other. Closely examine the swatches in different types of light to ensure that they continue to complement one another.

Rule 3: Avoid painting all walls in the same colour as this can sometimes create a box effect. Instead, combine shades that fall within your initial palette. This will create an harmonized and dynamic decor.

Colour tip : For a sophisticated and timeless look, choose a similar colour combination:

See photo below for an example.

Start with a base colour consisting of Natural white, which is warm and delicate. Afterwards, introduce a light complimentary shade (brown) to soften and stylize the overall effect. Complete the palette with another complimentary shade ( grey ) in the same hue that is subtle yet elegant.
