Regina Real Estate QUESTION:
We are considering putting our house up for sale. There are a few interior cosmetic fixes that we would like to do but we just aren't sure if they will help the sale of our house and are worth it. Two options we are considering is painting the whole interior of our home and installing new flooring. Do you think we will sell our house faster and get our money back if we do those things before we sell?


When you are getting your home ready to sell, there are of course a few things to consider from a cosmetic standpoint beyond just a real good clean and tidying of your home. Should I paint the entire house? Should we get rid of our scratched up floors/old carpet? Is this going to give me a return on my investment?

When it comes to paint, if you think your home needs a paint job because of a few scratches, marks, or dents from daily wear and tear, you might want to consider patching those areas as a lower cost alternative. You'd be amazed what a little spackle and elbow grease can do to those marks. If the colors of your home are really outdated and you think a fresh coat of neutral colors would give your home that WOW factor, then you might want to investigate your options. Do a little research...what is the cost of a few cans of paint and supplies versus hiring a professional to do the job for you? Can you afford to do this? Would it make enough of an impact to really add value to your home? Now if you decide to go this route, you have to keep one thing in mind...ensure the color palette you choose is fairly neutral...remember, the potential buyer of your home may have furniture that is a completely different style and color to yours. If done properly, then paint can be a relatively inexpensive way to really freshen up a room.

As for flooring, depending on the size of your house and the are that you are considering, this can be a very large cost. If you are concerned about scratched hardwood, there are a variety of products out there that fix those scratches and give your flooring new life. You can also consider some nice throw rugs as a much more cost effective way to draw attention away from the condition of your floors. Now just remember, hardwood is meant to show character and often those marks you see are not necessarily what potential buyers are focused on. Outdated and dirty carpet on the other hand is something that may require a little bit more work. If the carpet is still in good condition, find yourself a good carpet cleaner who will do a thorough job. That restores the nap of the carpet and removes surface stains and/or pet hair. If the carpet is a lost cause, then yes, depending on the size of the area, you may be better off hitting up your local flooring store and catch a great deal on a nice quality, neutral carpet that once again can completely change the look of your room. Just like with the paint option, you have to weigh a few factors....like whether you can do the install job yourself or if in the grand scheme of things its just going to go way over your budget and leave you stressed about finances?

At the end of the day, if your the cost of your projects is beyond your budget, its probably a better idea to just keep these 'fixes' in mind when pricing your home and considering potential offers. You can work the fact that the home desperately needs a good paint job and new carpet into the price and a knowledgeable and trained realtor can help you do that. Also, remember, selling a home is stressful enough and adding even more stress when you might get a few extra dollars from the sale might not be worth your hard work and efforts. Bad Hair Days? Not this year!!

Hey everyone!! So far we've had a fabulous winter! Feeling like maybe your hair is not so fabulous though, need some new ideas for your style? No worries, I'm here to help you through those "bad hair days"!!

New York's fashion week is a great place for spotting the top 2012 hair trends! This season minimalism and natural beauty took over the catwalk in hair fashion....great news for all of us who don't have a personal stylist! Simple, no fuss styles are huge right now! Sleek ponytails and chignons, in all kinds of variations, artful braids/twists and beachy waves topped the list of must have hair for 2012!

Sleek ponytails are so simple! This style can be created in wet or dry hair, use a large paddle brush to smooth the hair into a ponytail, fasten with a large hair tie and finish with Redken Vinyl Glam 02 to amp up the shine!!

Chignons are just as easy... Side or center part your hair, tie back into a sleek ponytail in the nape of the neck, make a not with the hair and fasten with bobby pins or get creative and twist up small or larger pieces and pin into place! Try this look set off to one side for a formal evening look!

Braids/Twists are super hot right now!! So even if you aren't the best at braiding, this will be a quick fix for a no fuss style! Simply do a basic 3 strand braid or herringbone braid starting in the nape of your neck, and fasten with a small clear hair tie! Try Redken Wool Shake 08 to tease the hair and give it that undone, disheveled look!! I also love this style coming to one side over your shoulder! In shorter hair try a stylish braid in your fringe area!

Wanna know a simple way to create those messy beach waves? Use Redken Tousle Whip 04 through damp hair, place into a bun, wait for it to dry, and then let hair down or blow dry on low after product is in with just your fingers to style! On dry hair grab your largest barrel curling iron, for long hair a 1.25" works great or a 1" iron for hair above the shoulders. Take large sections and curl away from the face, use Redken Radiant Sea Spray to give it that beachy textured look!!

I haven't forgotten about all of you short haired beauties out there!

Coming back from the roaring 20's, wear a sleek side part with your hair tucked behind your ears or tuck one side, adding a slight finger wave is great for an evening look! To acheive this look use Redken Hardwear 16 Gel in wet hair.

MYTH – Low Flow Toilets don’t Work!

When working in the showroom it was always surprising how many times in a day the advantages and disadvantages of toilets were discussed. Most would think that clients would spend more time in choosing a new kitchen faucet (as it tends to be usually the focal point in many homes) as opposed to making sure they received the best toilet out there. But after you think about it, what is used more in the home and what do you want to make sure will always continue to work — especially during a dinner party? it’s your toilet! So here is the 101 on choosing your toilet. In order to get a great flushing toilet you do have to spend more than the standard $200 on a gravity flush toilet. As all toilets now are low flow, they have went from 13litre to 6litre to now the new 4.8litre, don’t get discouraged – with all the technology out there the 4.8litres do work and no you do not have to flush twice. A couple things to look for is a larger flap valve (standard is 2″) – this is allowing more water to enter the bowl at once giving it a more forceful flush and a larger fully glazed siphon trapway (standard is 1″) to make sure everything is exiting properly. A great resource in deciding on your toilet is the map-testing website http://www.map-testing.com/index.html  this gives you a complete breakdown between manufacture and toilet and the flushing capacity for bulk removal. What you want to look for, for the best flush, is between 800g – 1000g for bulk removal. Then from there it comes to style, toilets have come a long way, you can get ADA (comfort height toilets), fully concealed trapway toilets (easier to clean), and of course the must have the easy close seat – no more slamming!

Moving? Don’t start packing yet!

Here are a few steps that will save you time and lots of money...

1.Manage your time properly - Start organizing and packing at least one month before the moving day. Start with things that you don’t use daily. Your ski suit, snow boots, winter clothes, most of the books, CD’s and computer games and other things you can do without for a few weeks. Start slowly and dedicate an hour or two every day for packing. The most important step is to go through your stuff and sort it. 

2.Be sure to have recycling bins and donation bags and garbage bags – Before you start packing, you need to get rid of things that you don’t need. A good example are clothes that you haven’t worn for the last two years and that are taking up space you could use for new clothing. This applies to books, toys and home decorations. 3.Throw out the fridge – or at least a lot of it – Food and vitamins are not like good wine. They don’t get better with age! Go through your pantry, medicine cabinet and vitamins; throw away anything that has expired.

4.The “Maybe Box” – Sometimes it’s hard to let go. If you feel conflicted, put it in a “MAYBE box” that you have prepared especially for tough decisions. After a few days, go check in with your “maybe box”. Your clarity will increase and you may see things differently.

5.Use existing containers, suitcases, etc for packing – Take a look at your home. You probably have some plastic containers, suitcases and camping bags that can be used for packing. Sometimes these bags are stored in the attic and they are full of dust; clean them and use them for your move

6.Rent Plastic Moving Boxes – If you are going to unpack most of the boxes in your new home (i.e., not store them indefinitely), I would highly recommend renting plastic moving boxes  They are easy to work with. Your belongings won’t get wet while loading/unloading in the rain. They are not only eco-friendly, they are family friendly too- if you by accident have packed your child’s most important stuffed toy... all you have to do is open the lid, take it out and close it back up. (You'd be surprised how often this happens.)

7.Soft Items – Do not pack all your towels in one big box. Use the towels to pad the bottom of each box when packing dishes and other fragile items. Use another towel on top and seal the box.

8.Label Every Box – Don’t label the top – always on the side, so when you stack them on each other you can tell what’s inside.

QUESTION: " Rob, my wife and I are contemplating the purchase of a “new” vehicle. By new, I mean new to us, we're not hung up on a brand new vehicle." Russ and Sandie

ANSWER: Those in the know, know that the best way to make a great deal is to use other people's money. By that I mean, let someone else pay for the depreciation of a vehicle, so it makes a ton of sense to consider the option of purchasing an off-lease vehicle or previously loved vehicle . An off-lease is usually two or three years old, will still hold the remainder of the manufacturer's warranty, is usually loaded with options, well maintained and will be in good cosmetic condition.

Consider the following points when it comes to making the second-most expensive purchase most people will ever make, next to a home.

•Set a budget. You will be amazed by how fast you will whittle down the overwhelming choices that are out there.

•Decide if you want to purchase or lease. Yes, you can lease used vehicles. However, unless you have a business that you can write off the lease payments against, I suggest you purchase. When you lease, you are basically renting a vehicle and the agreement comes with strings such as keeping the kilometres low, regular, documented maintenance and ensuring the cosmetic condition is top notch. Purcahsing a vehicle makes much more financial sense for a typical persons circumstances.

•What will you be using the vehicle for? Determine what you will be doing with the vehicle 95 per cent of the time. Unless you have definitive answers to any or all of the following points, it's likely you can get away with a small car. I used the 95 per cent figure because in the mid 1980s General Motors conducted a study to determine how it should outfit its pickup truck line. GM found that pickups were used as pickups only 5 per cent of the time. This turned the tables on light-duty trucks forever by making them more car-like.

•Do you have needs that require car pooling?

•Are you expecting to take bunches of kids to hockey or soccer? (There's a lot of gear to be slogged around along with the kids)

•Do you expect to haul cargo ? Will it be light or heavy?

•Check out Consumer Reports. This can be done online or by magazine. Find out consensus for your choice of vehicle. Consumer Reports publishes a yearly document that not only spells out findings by their experts but also publishes vehicle owner survey results.

•Take your investigation to the next level: check out online forums. What are people saying that own these vehicles? The “Best” Mortgage Brokers… A Shared Philosophy on what it takes to be a "TRUSTED" mortgage broker

Someone said that the best mortgage brokers were not salespeople, but educators. For what it’s worth, here’s my take on the whole thing…

The reality: Brokers are not created equal

To say that we are is like saying lawyers never overbill or mechanics never fix things that aren’t broken. There are thousands of mechanics, lawyers and brokers that are good people and put their clients first. It’s those bad weeds that spoil the garden. Despite that, the fact remains that the best brokers make their interests subordinate to their clients. (Note, that "best" as used here, doesn't refer to simply the highest volume brokers.) "Best" refers to the brokers most capable of delivering:

a) the lowest overall borrowing cost (not just the lowest rate)

and/or b) the most satisfying mortgage experience.

Consumers are not all the same.

Far from it. Some folks value things like time savings, certainty of closing, long-term debt-reduction/wealth-building strategies, credibility, and hand-holding throughout the process. Per above, we can’t speak for all mortgage advisers, but we know one thing: the best ones never recommend inferior mortgages because they pay more.

There are at least three reasons for that:

1: Many mortgage professionals ( including me)prefer to earn an honest living.

That tends to make it easier to get out of bed in the morning. That’s why the best brokers quote the lowest rate they have available, right out of the gate. Some, albeit the minority, even refer clients to RBC, BMO, and HSBC when that best serves the homeowner—even though those lenders only pay commission to their bank employees.

2: Doing the right thing makes good business sense.

People can detect from a mile away when someone is "selling" them versus "helping" them. It's therefore much easier to meet a client's "smell test" if you, the broker, would choose your own recommended mortgage plan for yourself, were you in the borrower's shoes. Otherwise, you do things (often subconsciously) to sabotage your client relationships.

3: It can never be overstressed that brokers live off of referrals.

The fact is, people don't refer business to those they don't like, respect and trust. Making it long-term in this biz means exceeding expectations in those three areas. That and adding uncommon value are what define the “best” of the best brokers.
